The Lentor Hills Development (Parcel A) site is the second of four new housing sites within Lentor released by URA. Lentor Hills Road, which is primarily private residential enclave of condominiums and landed houses, will see new residential projects to breathe new life into this tranquil estate.
Lentor Hills Development is the latest land parcel sold under Government Land Sale and it was awarded to joint venture developers comprises of Hong Leong Holdings, Guocoland and TID Residential Pte Ltd, for $1,060 per sqft per plot ratio.
The developers, led by Hong Leong Holdings will develop the site into Lentor Hill Residences project, a collection of luxury residences in the floor plan, features part-23-storey and part low-rise garden homes that are connected to Hillock Park.
Future residents of Lentor Hill Residences condo will not have to travel too far for daily needs, as they can access a 96,000sqft retail podium right next door – Lentor Modern by Guocoland. The brand new mall will complete in 2026, will include a plethora food & beverage options, a supermarket and childcare facility.

Lentor Hill Residences condo is near to many green spaces, besides the expansive greenery within the sprawling site area of 184,461sqft, Lentor Hill Residences is set in an unspoiled setting, featuring several trails for hiking and cycling. The parks that are doorstep from Lentor Hill Residences is the Hillock Park & Linear Park Connector. Upper Seletar Reservoir Park, Lower Seletar Reservoir Park and Lower Peirce Reservoir and Thomson Nature Park is a mere 4 to 5-minute drive from Lentor Hill Residences.

Lentor Modern is connected to Lentor MRT Station in the east corner of the site with ease. Lentor Hill Residences is about 3-minutes’ walk to the Lentor MRT, a station along the Thomson-East Coast Line.
LIFESTYLE, CONVENIENCE, AND CONNECTIVITY
With the opening of 11 new MRT Station on the Thomson-East Coast Line (TEL) by the end of the year, residents from Lentor Hill Residences will have seamless connectivity with the rest of Singapore. When the entire Thomson-East Coast Line is fully operational, residents will enjoy seamless connectivity to numerous parts of Singapore, from North, Orchard Road, Marina Bay, and East Coast.
The all new Lentor estate is designed to be a car-lite community, besides being nestled in a swathe of greenery, coupled with excellent public transportation links.
Lentor Hill Residences is bordered by the Lentor Estate on the north, Teachers Housing Estate on the south, and a mixture of private condominiums and HDB housing on the east. It will offer a mixture of tall, mid-rise and low-rise residential options. It may offer a rivalry with Lentor Modern, albeit as a fully residential development, the condo is still within walking distance to Lentor MRT station.
BENEFITS OF THOMSON EAST COAST LINE
Extending to a 43-km long, the TEL will feature 31 new stations connecting with other MRT lines; East-West Line, North-South Line, North-East Line, Circle Line, Downtown Line, and future Cross Island Line. TEL will add 32 new stations to the Singapore MRT network, connecting North, South, and East of Singapore with the Central Business District (CBD).
The TEL2 is the sixth MRT line in Singapore, of which eight are interchange stations. Construction works on extending the TEL to an existing Changi Airport MRT station, which is a terminal station for the East West MRT Line, began in 2020.
The LTA also announced Woodlands Town to be the link with the existing North-South line, with a further station located close to Republic Polytechnic. As the TEL2 runs parallel to the North-South Line (NSL), it would also contribute towards the reduction of the dependence on the NSL as well as the commuting burden. TEL is intended to serve areas that are not adjacent to any stations on the East-West line, as well as alleviate congestion at existing stations.
Commute times into the CBD or northern parts of Singapore would significantly decrease from Lentor Hill Residences. Additionally, the new Stevens Interchange will give residents access to the Downtown Line (DTL) and the Thomson-East Coast Line (TEL), making trips more seamless.
The TEL, when fully completed, in phases in 2024, 2025 and 2027, will benefit more than 240,000 households as they will be within a 10-minutes’ walk from a TEL Station. The TEL will significantly increase accessibility and connectivity for residents living in Lentor Hill Residences, with interconnectors for all existing lines.
The roadway transportation system is also being upgraded, which allows residents to have seamless trips to Orchard Road, the commercial hub of Singapore. The central location of Lentor Hill Residences allows residents to experience fast trips to the central district and different parts of Singapore using the upcoming North-South Corridor (NSC).
WHY URA IS LAUNCHING SO MANY LAND SALES AT LENTOR?
Now, Lentor Central, which is among the more hotly-sought-after government land sales (GLS) sites by homeowners and investors alike, was scooped up by Intrepid Investments, GuocoLand and TID Residential in January 2022, making it one of the first land sales after implementing cooling measures on 16th December 2022.
